Annual return is the return an investment provides over the course of a year. The rate of annual return is measured against the initial amount of the investment.

SPV, also known as SPE (Special Purpose Entity), is a company established for a specific purpose, typically used to isolate financial risk.

Infinitus utilizes SPVs to separate holding of investment properties from trading activities. This method empowers our investors to make trading decisions without going through the rigorous hassles of property handover, making transactions on the Infinitus platform safe and convenient.

Making an investment requires our user to make payment via injecting credit into their account. If no funds have not yet been credited and confirmed available on the account, Infinitus has no technical way to create a purchase order for the user nor to make an investment order on the user’s behalf.

Investments can only be made in the amounts available in the investment account at the time of the purchase.

For security reasons, only the actual owner of the investment account can make investments on the platform. Just like no-one else could use your bank account to make transfers, nobody is allowed access nor can they execute an action on another user's investment account - unless the person has been granted access by the user. But it is important to understand that the One-Time-Passcode (OTP) that is required to confirm an investment order will only be sent to the mobile phone listed on the investment account.

Purchases on Infinitus are not different from purchasing a portion of real estate, thus to exit the investment requires the sale of the purchased shares.

Users will be able to utilize our trading platform to list their purchased products for sale at their desired selling price. Successful execution of a sale will depend on market demand and supply for the particular product at the time of listing.

Only registered users will gain access to Infinitus’ special investment opportunities. Before investing, users are required to validate their account by submitting identification documents as required by the law.

It is the user’s responsibility to ensure there are sufficient free funds in their investment account to start investing. Funds can be added via online payment or bank transfer to Infinitus, please always use the investment account’s unique reference number to ensure smooth transactions. All transactions (investments, distributions, payments etc) will be reflected on the investment account.

Please review products carefully before making any purchase decisions. Investment opportunities listed may be of different risk profiles and return expectations. Please consider the suitability of any investment opportunity to your personal risk tolerance and investment horizon. If the available product does not fit into your preferences, please search for a more suitable purchase. We will continue to update and expand our database of real estate investment opportunities, there are investment options for all types of risk profiles.

If you have found a suitable real estate opportunity, please start investing by selecting the number of lots for the specific product and concluding the necessary agreements. At the moment of signing the agreement, Infinitus will make booking for your purchased number of lots. To conclude the transaction, the investment amount will be deducted from your account and transferred to the seller, all bookings and transactions will be reflected in your investment account.

Any income earned from a real estate property is divided proportionally between the participating investors based on the shareholding structure.

Distributed income is directly deposited to the Infinitus member’s investment account, the user then has a choice to reinvest or withdraw the existing fund.

Infinitus publishes different real estate with different risk profiles, time horizons and expected returns. Users are free to decide what kind of investment opportunities are best suited to their investment preference, risk tolerance and time period.

The minimum amount of any single investment is based on the particular property. Each product will have a price per lot based on the valuation of the property; its yield and projected capital gains.

Users are given the choice to select the number of lots they would like to purchase for each property.

Depending on the desired product, the amount required for purchase will then be deducted from the user’s investment account.

Real estate investments yield two forms of returns, passive rental income and capital appreciation. Different properties present different proportions of returns. Some potential high capital gain investments such as land banking options may not yield any passive income. Based on your risk profile, you may evaluate the properties of your choice based on these factors.

On Infinitus, you will find projections for these investment indicators based on our financial models and return expectations. Projections are created based on empirical data and current performance of the relevant properties. Although our projections are done by real estate professionals, the indicators presented are not to be treated as promises or guarantees as real estate market changes may occur. Infinitus users have to properly evaluate all investment decisions based on their personal investment preference and risk appetites.

Users are obligated to carefully read through all agreements that may be signed on the platform and are responsible for the agreements entered upon with the platform and/or others.

As investors of different countries face different tax regulations, please refer to the tax regulations of your country of residence. If you require advise, we recommend consulting a tax advisor from your country.

As we continuously upgrade and develop our software, certain updates may cause login problems to some users. These issues may be caused by the remnants of the user's browser cache.

Luckily, these issues can be solved by simply clearing your browser's cache and trying again.

If you have forgotten your password, select Forgot Password at the log in menu.

For bank transfers or use of payment services (such as Paypal), please ensure that you have included your name and the reference number of your investment account in the transfer details. Otherwise, we may not be able to identify the payment and will refund it.

Some actions on Infinitus platform require confirmation via an SMS One-Time Passcode (OTP) that will be sent to your mobile phone number listed on your investment account.

If you are unable to receive the OTP, please contact our customer support via e-mail at or by phone .

You may use your Facebook or Google account to register for an Infinitus account. Users are required to verify their accounts before making any purchase. (Please refer to FAQ: Article 5 for Verification FAQs)

Please ensure that your account has sufficient funds before attempting to make a purchase.

There may be several reasons why you cannot confirm your investment order. Here are a few of the most common ones with possible solutions:

1 User does not insert the required SMS code in the allocated 3 minutes after the investment order is made.

Please make your investment order again and be sure to confirm the action with the SMS code within the allowed 3 minutes.

2 Did not receive the SMS code to my mobile

3 User or Infinitus related technical issues that disable the platform from operating properly at the time an investment order is being made

4 Some other factor

Once an investor has reached the confirmation stage of the investment order, the user specified amount is booked from their investment account. If confirming the investment order with the SMS code is unsuccessful, the booked amount is returned to the user's investment account within 5-10 minutes.

Go to ‘My Profile’ and choose ‘Verify Identity’. Read the Privacy Policy and accept the Conditions of Use. Then, click the blue ‘Veriff’ button and you will be redirected to the Veriff environment, where you will have to take a picture of yourself and the front and back of the document (and if necessary, a picture of you holding the document).

After this is done, go to your investment account settings and attach the required document that proves your affiliation with the company – membership of the management board or the right of representation.

Identification of all our users is to ensure the regulations and safety of our platform. This is also to cater to international anti-money laundering regulations

Pursuant to laws, uploading a document or digital signatures are insufficient; we require a photograph of yourself, the document, and you with the document are necessary.

Unfortunately, without verifying, it is not possible to make a purchase for any investments on our platform, and buy or sell shares on our marketplace.

After logging in, go through the ‘Overview’ button to the page of the investment account that you wish to transfer money from.

Click on the green button on the right ‘Make a transfer’.

The money will be transferred to the bank account that you have connected to the investment account. If your bank account information has changed or you would like to transfer money to a different account, go to ‘Overview’ – ‘Settings’ – ‘Change account settings and change bank information’.

Log into your Infinitus account and choose the investment account from which you would like to make a transaction.

On the ‘Overview’ page, click on the green button on the right ‘Make a transfer’.

In the window that appears, choose the button ‘Between accounts’ and determine the investment account and the amount of money that you would like to transfer.

Infinitus's members can follow their investment up in their personal investment reports.

You should be logged in to access the information on your investments.

Infinitus might provide investment-related information by e-mail or other electronic means of communication.

Q&A section allows for asking investment-specific questions and receiving answers from Infinitus or fellow investors.

After registering your user account with Infinitus you can proceed to open one or several investment accounts. Please go to the "Overview" page and select "New account".

After opening the investments account, you can add funds to it by making a wire transfer to Infinitus's bank account, using your investment account's unique reference number. Specific payment details can be found by clicking "Add funds" button on the "Overview" page.

Clicking "Add funds" displays the required payment information.

Moving investments from one investment account to another
To move investments from one account to another you have to have multiple investment accounts. If you do not have multiple investment accounts yet, then please create a new investment account for yourself.

Go to the portfolio of the investment account from which you would like to move the investment.

Find the investment and click on ‘Manage shares’.

On the next page click on the blue button on the right ‘Move shares’ (If you do not see this button, then you do not have a second investment account to move your investments to).

Choose the investment account that you wish to move the investment to and click on ‘Move your shares’.

Multiple investment accounts: private and business accounts
Every user can have multiple investment accounts, both private and business accounts.

To create an investment account under your company’s name, create a new investment account. You can create a new investment account by clicking on the investment account next to your username and clicking on ‘Add new account’.

Assign ‘Company’ as your account type and enter the information about your company.

The expected rate of return in the portfolio does not match with the project
The expected profitability in the portfolio is calculated using the XIRR method, where the system takes into account the real payment schedule, rate of return over time, and the time spent (that will be spent) on settling the project. The expected profitability indicated at the investment opportunity does not change in time, it has been entered into the investment opportunity.

There is a 2% + VAT transaction fee for selling investments in the secondary market. The fee will be charged to the seller’s account simultaneously to concluding the sales-purchase transaction.

The expected rate of return is >100% or N/A

For such projects, the system cannot calculate the expected profitability using the XIRR method, as there may be unpaid payments and interests on arrears on the payment schedule of the investment opportunity. We recommend examining such projects in detail.

Infinitus only makes money from successful investment returns and as such, for our platform to profit, we are required to increase our user’s returns above and beyond.

These fees will cover the costs of finding the investment opportunities, due diligence, setting up SPV-s, staff operating costs, etc.

In the event of Infinitus shutting down operations.

Infinitus’ and its users’ business and assets are kept strictly separated.

Users’ monetary assets are held on specific nominee accounts, which are legally separated from Infinitus’ own assets. Users’ investments are held in SPV-s, which are also not part of Infinitus’ assets.

The cessation of Infinitus’s activities will result in not being able to make purchases on the platform, including the cessation of trading over our platform. Current investments are sustainable on their own and their management can be transferred over to any other capable management company.

Some contracts also provide for an option to sell the investments via transferring the investment ownership over to willing and participating investors.

The cessation of Infinitus’ activities might cause some temporary inconvenience or confusion, but there will be no breach in security and our users’ interests will be protected.
